Preparing Your House For Sale

When selling, you want the best price and most favorable terms. There are a myriad of marketing options and details that go into a sale, from the time you set the price to closing. When marketing your property, if it is properly prepared for showing an interested buyer, it will bring the best price, terms...and ultimately sell in the shortest time frame. Helpful tips for preparing or staging include:


Preparing to Sell
We have found through the years that when a home is put in its best showing condition from the beginning, it will sell more quickly and at its highest possible price per square foot. In order to make sure that your house is in top form, you will need to simplify, de-personalize and de-clutter around the house in order for it to show as larger, brighter and more spacious to potential buyers.
The list of things below will help your home show at its best and will give you an advantage over the competition.

Interior of Home
General
Remove any cobwebs inside and outside
Replace or clean A/C filters. Clean all A/C vents and intake grids
Keep your house at a comfortable 70-75 degrees
Use Ozium or Oust air cleaner in all rooms before showings.

Carpet - Steam clean if not replacing. If replacing, talk to your agent about color & grade
Tile -Super clean tile AND grout
Wood floors - Clean wood and re-seal if necessary

Painting - Nearly all homes need paint touch-ups. Some will need entire walls or rooms to be re-painted. If photos or art work is removed, fill holes.
Clean and wipe down all stained woodwork including doors and cabinets with Howard's Restore A Finish
De-personalize your home by storing ALL personal photos. The exception is 1 photo in the master bedroom. This is probably the most important thing to do for potential buyers. Removing your personal items helps buyers visualize their personal items in the home. This is the first step a buyer makes toward ultimately making an offer on your house.

Lighting
Upgrade the wattage in all light fixtures to the highest, safest level
Dust/wash all light fixtures and fans
Dust blinds, windowsills and plant ledges

Windows
Clean interior and exterior of all windows and glass doors
Take screens off before washing and leave them off of front of house
Keep all blinds/shades pulled up and draperies open to allow maximum light

Bathrooms
Rug/commode lid covers should be removed
No bottles/containers left in shower/tub areas
Streamline countertop – 1-2 decorative items only
Clean all tubs, toilets and sinks. Then wax sinks with lemon or vegetable oil. Polish hardware to a shine.
Store commode brush and plunger under sink.
Use baskets to hold toiletries and make-up so that they can be stored under the counter when not in use.

Counter / Furniture Tops
Keep all flat surfaces (countertops, appliance tops, tables, furniture) cleared off as much as possible.
In order to show that there is plenty of work space on kitchen counters, leave no more than ONE appliance out. Store all other appliances that are not in use.

Refrigerator
Remove all magnets, notes, pictures, etc. from the front & sides of refrigerator

Pantry / Closet
Thin all closet dramatically and organize remaining items neatly on shelves, being sure to allow space between hanging items.
At one very visible spot, leave space so that the rear wall of the closet/pantry will show when the door is opened. Also, leave a small empty space on each shelf. This will highlight that there is plenty of potential storage.

Entry Hall
Empty close of all non-clothing items. Hang only a few items in closet – moving the out of season items to storage

Kitchen Breakfast Area
Clean all appliances.
Shine all kitchen hardware, including handles/ knobs on appliances

Pantry – store all non-food items
Re-organize all remaining food stuffs.
Remove all items from floor
Stow wastebasket in pantry or under sink

Utility Room
Clear shelf of non-cleanser items
Wipe down shelves and re-organize shelves so that all cleaners are neat & tidy

Master Bedroom and Bath
See comments above for bathrooms
All small items off the floor
Stow wastebasket under sink
Stow laundry hamper inside closet
Re-organize linen closet, stacking all items neatly and with space between items

Secondary Bedrooms
Streamline dresser and bedside table tops, leaving only 1-2 items on each
Closets – reorganize hanging items, leaving space between items
Reorganize floors and shelves, neatly stacking items on shelves and clearing as much floor space as possible.

Exterior
General
Thoroughly sweep down all exterior sides of house and eaves to clean dirt, cobwebs and insect nests.
Keep lawn mowed and severely edged

Front Entry Porch
Clean front door and keep it free of dirt, dust, cobwebs
Repaint door and trim if it is not pristine
Add new, thick welcome mat
Add potted flowers or seasonal item by door (only if space allows)
Lightly pressure wash

Garage
Drastically clean and re-organize
Sweep and clean – remove all cobwebs and any oil or grease from floor
If you must use garage for storage, stack things in an organized manner on the side that is furthest from the door into the house

 

Showing Your Home

Once your home is ready to show, your Avado agent will begin marketing it to potential buyers and other sales associates. If possible, leave the home when buyers are present so they feel comfortable asking their agent candid questions. Other helpful tips include:

  • Remove pets. Take them with you or keep them penned in the yard or garage.
  • Open shades and curtains to let in light.
  • Turn on enough lights so the home is well lit.
  • Remove clutter from tables and bookshelves. Neatness makes rooms seem larger.
  • Put away items in the yard like garden tools, bicycles and toys.
  • Light a fire in the fireplace to create a cozy atmosphere.
  • Grind up part of a lemon in the disposal to add a fresh smell to the kitchen.
  • Keep radios and TVs off, or on a low volume.
  • Keep money and other valuables, as well as prescription drugs, out of sight. 

 

Purchase and Sale Agreement

 

Once you have found a buyer, you will negotiate selling price and the terms of the sale. This is done by a contract in which you and the seller outline the details of your property transfer. The purchase and sale agreement usually consists of the following pages:

 

  • Earnest money receipt.
  • Financing addendum.
  • Inspection addendum.
  • Conditions/disclosure addendum.
  • Contingency addendum-when appropriate.
  • Addendum outlining special conditions.
  • Lead-based paint notification-when appropriate.

In many areas, the following forms will also be a required part of your agreement:

  • Agency disclosure.
  • Property disclosure form completed by the property seller.

Home Inspections

When you're ready to complete a purchase and sale agreement on a home, your offer will generally be contingent on a professional inspection of the entire property, including improvements. The home inspector looks beyond the cosmetics to make sure that the home's general systems operate properly. The inspector will also look for large repairs that are needed and report on the condition of the home.

The standard home inspector's report will review the conditions of the home's heating and cooling system, interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; foundation, basement and visible structure. The inspector will also look for cracks in cement walls, water stains that indicate leakage and any indication of wood rot.

A home inspection also points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape.

We are familiar with home inspection services and can provide you with a list of names from which to choose. Another good source for finding a home inspector is to ask a friend, or perhaps a business acquaintance, who has had a home inspection and can recommend a home inspector they were satisfied with.

Moving Tips


Six to eight weeks before:

  • Use up things that may be difficult to move, such as frozen food.
  • Get estimates from professional movers or truck rental companies if you are moving yourself.
  • Once you've selected a mover, discuss insurance, packing, loading and delivery and the claims procedure.
  • Sort through your possessions. Decide what you want to keep, what you want to sell and what you wish to donate to charity.
  • Record serial numbers on electronic equipment and take photos of or videotape all your belongings.

  • Obtain a change of address packet from the post office and send to creditors, magazine subscriptions and catalog vendors.
  • Discuss tax-deductible moving expenses with your accountant and begin keeping accurate records.
  • If you're moving to a new community, contact the Chamber of Commerce and school district and request information about services.
  • Make reservations with airlines, hotels and car rental agencies, if needed.

 

Two to four weeks before:

  • If you are moving yourself, use your inventory list to determine how many boxes you will need.
  • Begin packing non-essential items.
  • Arrange for storage, if needed.
  • If you have items you don't want to pack and move, hold a yard sale.
  • Get car license, registration and insurance in order.
  • Transfer your bank accounts to new branch locations. Cancel any direct deposit or automatic payments from your accounts.
  • Make special arrangements to move pets and consult your veterinarian about ways to make travel comfortable for them.
  • Have your car checked and serviced for the trip.
  • Collect items from safe-deposit box.

 

One week before:

  • Talk to your pharmacist about transferring important medical prescriptions.
  • Arrange for a baby sitter on moving day.
  • Return library books and videotapes.

 

Two to three days prior:

  • Defrost your refrigerator and freezer.
  • Have movers pack your belongings.
  • Arrange to have payment ready for moving company.
  • Set aside legal documents and valuables that you do not want packed.
  • Pack clothing and toiletries, along with extra clothes in case the moving company is delayed.
  • Give your travel itinerary to a close friend or relative so they can reach you as needed.

 

Packing Tips

During the negotiation stage of the transaction, a mutually agreed-upon date for closing is determined. "Closing" is when you and the buyer sign all the paperwork and pay your share of the settlement fees, and the documents are recorded. Settlement obligations vary widely due to specific contract language, local laws and customs. Prior to closing, the closing agent (usually an escrow or title company or attorney) will complete a detailed settlement statement for both buyer and seller.

The Seller Will Receive
